Pricing and Build Process
Thank you for reaching out to us regarding your upcoming build. We are local and ready to help! Building your own home is one of the biggest steps and achievements in life. It’s a huge decision and like a lot of things in life, getting started is often the hardest part. We strive to make this process as streamlined and stress free as possible. We take pride in our work and our business.
Seeing how everyone has different styles, budgets, skill sets, networks, ect… We work with our clients 1 on 1, base by base to ensure you get exactly what you want and can afford. A Lot of fellow Texans are “do it yourself people” so we work with our clients to stay within their budget. If there is a part of the build that you or a family member wants to handle just let us know and we will accommodate for that. We have a variety of color choices to choose from. All of our builds are fully welded and we use only high quality steel. There are a variety of ways to build a custom barndo and we are here to discuss options with you. We build our barndo’s and hybrid homes in 3 phases.

Phase 1
Phase 1 consists of the dirt work, concrete slab with all rough-in plumbing, all exterior walls with windows and doors installed, all interior walls studded and framed, fully sheeted and trimmed. The house will be completely framed and water tight at this phase. Phase 1 typically runs between $45-$85/ sq’ depending on style and design.
Note: Dirt work can get very costly very quick depending upon the build site and location. There will always be a separate estimate for any dirt work, tree removal and pad building.
••Wall height, roof pitch, number of gables, windows, doors, soffits, number of bathrooms and drains, any custom designs, lofts, 2nd stories, porches, attached garages, balconies ect…. will all play a factor in determining the cost of phase 1
Phase 2
Phase 2 consists of all the trades that follow. Electrical, Plumbing top-out, Septic, A/C and Heat system, Spray Foam Insulation, interior doors, window seals, sheetrock, trim, texture and paint. Phase 2- typically runs between $50-75/sq’ depending on style and design.
Note: Interior design, dropped ceilings, special woods, size of A/C system needed, number of rooms, number of walls, doors and windows will all determine the cost of phase 2.
Phase 3
Phase 3 consists of finishings, plumbing finish, electrical finish, tubs, showers, sinks, lighting, cabinets, countertops, all hardware, ceiling fans, flooring. Phase 3- typically runs between $50-75/sq’ depending on the style and design.
Note: This is where personalization comes into play, the type of flooring, style of tubs and showers, type of countertops, number of cabinets, etc… will all affect the cost on Phase 3.
This phase can be very basic or extremely extravagant, it’s your home, your dream, your choice, your budget;)

All bids and estimates are good for 30 days, due to the volatile nature of material cost. All work agreed upon will be under a binding contract to ensure all obligations are met. Our lead time is currently running 4-6 weeks. Our Typical build time from start to finish is 4-6 weeks per phase depending on style, design and weather. Finishing out builds can take 4-6 months or better depending on weather.
Our typical payout is done using a draw system on each phase. We are here to work together to help make this happen.
